Check-in time is any time after 3 pm and before 6 pm Eastern Standard Time. Please contact us if you anticipate arriving later.
Check-out time is by 11 am on the day of departure.

• For the comfort and safety of all guests, smoking is strictly prohibited anywhere on the property.
• Dogs are only permitted in the Hall Tree Condo (see Dog Policy).
• No other pets are allowed in the Hall Tree Condo, and no pets are permitted anywhere else on the property.
• We are an adults-only property and cannot accommodate guests under the age of 18.
• There is a maximum occupancy of two guests per room (except Hall Tree Condo).
• Holiday weekends may require a 3-night minimum stay.
• Rates are subject to applicable taxes and credit card processing fees.

Our fireplaces are turned off during the warmer months, starting May 1. They are typically turned back on around October 15, depending on the weather. If there’s an early frost (brrr!), we’ll turn them on sooner. Let’s hope that doesn’t happen!

• We require advance notice if you intend to use any gift certificates.
• Most weekends require a two-night stay. Minimum length stays may apply for holidays and special events.
• Holiday and festival weekends may be subject to different rates.
• Advertised specials may state “some restrictions may apply” and cannot be combined. Ask for these details at the time of booking.

• As a small independent inn with just 10 guest rooms, each reservation removes that room from availability for other guests. Cancellations—particularly those made close to arrival—can be difficult to replace. Our cancellation policy helps us operate fairly while allowing us to refund any room nights we are able to rebook.
• A $50 non-refundable cancellation fee per room applies to all cancellations, regardless of when the reservation was made. This fee helps offset the costs associated with processing the cancellation and the time the room was held exclusively for your reservation.
• For standard reservations, cancellations received more than 10 days prior to the scheduled arrival date will receive a refund of the remaining reservation balance, less the $50 cancellation fee.
• Reservations for 3 or more rooms, holidays, festivals, special events, and select packages require cancellations to be received more than 30 days prior to the scheduled arrival date to receive a refund, less the $50 cancellation fee.
• Cancellations received fewer than 10 days prior to the scheduled arrival date, or fewer than 30 days prior to the scheduled arrival date for reservations of 3 or more rooms, holidays, festivals, special events, and select packages, are responsible for the full reservation amount. However, if we are able to rebook any cancelled room nights, those rebooked nights will be refunded up to the amount they are rebooked for, less the $50 cancellation fee.
• Guests departing before their scheduled departure date remain responsible for the full cost of their reservation.
• Changes to an existing reservation may result in rate differences, change fees, or cancellation fees.
• Unexpected circumstances, including illness, family emergencies, weather, transportation delays, and other events beyond a guest's control, do not create exceptions to this policy.
• We do not offer cancellation insurance. Guests concerned about unexpected changes to their travel plans are encouraged to purchase travel insurance through the provider of their choice.

The Hall Tree Condo is the ONLY dog-friendly accommodation we offer. By bringing your dog, you agree to the following terms:

1. A $50 per night, per pet fee will be applied to your reservation.
2. You must notify us in advance if you are bringing a dog.
3. Only well-behaved dogs weighing 50 lbs or less are permitted. No other types of pets are allowed.
4. Dogs are not permitted in the main building at any time.
5. Dogs may not be left unattended in the condo at any time.
6. Guests with dogs will receive breakfast in their condo. The dog must be restrained while breakfast is being delivered.
7. Dogs must be taken off-property to potty, and owners are responsible for cleaning up after their dog. Waste must be disposed of in outdoor bins only.

• A $300 minimum damage fee will apply for any damage caused by a dog. This fee may be increased based on the cost of repairs.
• A $50 cleaning fee may be charged if there is excess dog hair on furniture. Please use the provided dog pad if your dog is allowed on furniture.

By booking the Hall Tree Condo, you agree to adhere to this policy. Failure to comply may result in additional charges and/or termination of your stay without refund.

If a pet is brought to any room or reservation other than Hall Tree Condo, your reservation will not be accommodated, and standard cancellation policies will apply. No exceptions.
